Our "do it yourself" Consultations
involve a complete walk through &
evaluation of your property (or place of
business). We'll make recommendations
according to your specific project -

/ Re-design, Office Design, Business

A complete, detailed, written report of
everything you will need to do is

STAGING:
Staging
is Real Estate Merchandising - it is the
art of preparing your home (or business)
and getting it ready to be placed on the
market so it can be sold for top dollar
and in the least amount of time
possible. Although staging can be
done at anytime, the ideal time to call
us is before you list
in the MLS or with a Realtor. This gives you or your real
estate agent time to do the competitive market analysis
before you put your house up for sale. It also allows
time to get your home ready to go before
people start looking at it. This
is much more important than you may think!
When we stage your home, we prepare it to be "model home" ready so that when your
property hits MLS you stand the greatest chance to sell
your house quickly and for the best return on your
investment. In Staging, our focus is on the
potential buyer. This means
de-personalizing, de-cluttering (if the
home is occupied), re-arranging existing
or bringing in new furniture, bringing
in accessories & artwork, creating focal
points that will enhance and bring out
your property's best and most important
features, addressing issues such as
color and lighting, and more. The
fundamental goal of our staging efforts
is to achieve a situation where you can
realize the maximum possible selling
price for your property and sell it as
FAST as possible.

Yourself" Staging Project:
Okay, you've hired us for
a "Do It Yourself Consultation", we've
looked at your home and written up a
detailed report outlining everything
that you need to do in order to properly
and successfully stage your home.
Now you have everything you need in your
hot little hands to get started, but
wow, you are starting to realize that
there is a lot of work to get done and
you might need some help with it.
There are some things that you just
don't have the time to do, or don't want
to. Well, no need to panic,
you can hire us on an hourly basis, if
you'd like.
We are available to do as much, or as
little as you want and need.
Sure,
you can hire your friends for less
money, but why not have the experts on
hand? Trust me, we can answer your
questions and give advice when your
friends won't have a clue what the
correct answers are or what to do when
something goes wrong. Having a pro
around can be invaluable, especially
when time is of the essence and you need
help or professional and qualified
advice.
It's also not too late to
have us do all of the staging for you,
under one of our package plans.
Rates
Lite Staging
Packages:
This service is the perfect solution for
homeowners (or Realtors) on a tight budget but
who aren't into doing it themselves. Lite staging means
that we will go through you home and add
accessories such as plants & flowers, art
work, towels,
knickknacks, and possibly small furnishings here
and there, as might be appropriate and within
budget. Generally, lite staging does not
include bringing in furniture - we keep
everything very "lite". The goal is to
make your home look and present itself as nicely
as possible while working within a very limited
budget. Lite staging is what you get with
our
Bronze and Silver Package Plans. We generally recommend our
full staging services,
Gold Packages
, in order to give you the
greatest advantage and opportunity to sell your
home as quickly as possible and for as much
money as possible, but lite staging is definitely
far, far better then no staging at all.
Lite staging is always much more desirable then
leaving your house or condo totally empty and cold
looking. Even with lite staging, your home
is much more likely to sell faster than with no
staging at all.
Remember, when a home is vacant, all the buyer
has to focus on are walls and floors; or any
other potentially negative aspects of the
property, such as odd spaces that may be too large
or too small. Staging, even if it is
minimal, adds
life and interest to an otherwise sterile space.
Lite Staging Photos
One option that you have is to
have us stage your home by doing a
combination of some Fully
Staged Rooms and some Litely
Staged Rooms. This
actually works very well and helps to
maximize your staging investment.
For example, you could fully stage your
Living Room, and the Master Bedroom with
our Gold Plan, but
only do lite staging, Bronze or Silver, in the bedrooms,
the Kitchen and the Bathrooms. In
fact, small bathrooms are actually an
excellent candidate for Bronze staging,
while larger bathrooms generally need a
little more.

Gold Staging Packages
This is the very
best way to go - not because we make more money
on this service, but because this is what works
the best! We can do pretty much "Everything" for you.
We start with a thorough evaluation that begins
at the curb in front of your home. We assess
your home from
every angle: the view from the street, every
room in your home, the lanai, the yard, even the
closets! We will make notes of everything that needs to be done. We take pictures and document
everything before the project begins. If we find areas where
repairs need to be made, which would effect the
marketing and presentation of your home, we will
make recommendations as to what repairs are
needed. We are not painters, plumbers,
electricians or landscapers, but we can
recommend, or possibly even sub-contract out to
and coordinate with others who can help you in these areas
if this kind of work is necessary.
After the initial evaluation, we will provide
all of the needed accessory items for your home.
We will be using some accessories from our
existing inventory and we will make custom
purchases for those items that we do not already
have but that are needed. The use of accessories are included in our
staging fees for a period of up to 90 days and
than they are rented to you on a monthly basis
if your home has not yet sold.
We will also shop for furniture, select the
furniture that is needed and make arrangements
for delivery. Furniture is obtained form various rental companies
and we
work with several throughout O'ahu. The
first 2 months of furniture rental fees
are included in your staging plan.
Starting in the 3rd month (if your home
is still on the market) monthly rental
fees will be charged to you by the
furniture rental company. Again - our
staging fees only include the first two
months and you are responsible for
rental fees beyond that point.
Occassionaly, we are able to get discounts on
furniture rental. Occasionally, we may be
able to secure some furniture on consignment, in
return for putting out business cards for the
supplying furniture company. This can be a
win/win for everyone, when we are able to do
this, and it can save you money.
On the scheduled delivery day, we will
bring accessories to your home and we
will meet the furniture delivery people.
We will arrange all of the furniture,
hang artwork, place plants and
knickknacks throughout your home, and we
will take care of everything that needs
to be done as it relates to staging
(preparing your home to hit the market
looking it's absolute best). We
will complete arrangements in the focal
areas of your home to create an
environment that is inviting and that
encourages prospective buyers to linger
in your home longer. We focus on
the architectural features and selling
points of your home and not just the
contents. One of our primary objectives is to
style your house or condo to appeal to a broader
market of potential buyers.
This work
can take anywhere from one day to several days,
depending on the size of the home and the amount
of work that needs to be done. If the home
is occupied, it usually takes longer to do the
work. We can help with de-cluttering,
packing things away, and possibly even help with
moving some of your smaller items into storage,
if necessary. We are not a moving company,
however, and this service is limited but we will
try to help as much as possible as long as the
work is within the budget and time constraints
allocated to your project.
Finally, once your home is sold, we will come
back and "De-Stage". This includes making
arrangements with the furniture rental company
and meeting them for pickup of the furniture,
and it includes removal of staging accessories,
Etc.

INTERIOR DESIGN &
RE-DESIGN:
For Your Home:
In addition to "staging", we also offer interior
design and re-design services. Home
Staging is all about merchandising / marketing your home and
preparing it for sale. When we stage a
home, we focus on depersonalizing it and making
it appealing to the mass majority of
prospective homebuyers who will be looking at
your property. This is something that is
quiet different from the focus in Interior
Design. When you hire us for Interior
Design, the focus is on "you" and you alone,
because you are not selling you
home and you are the one living in your
home. In Interior design, the goal
is to make the home as comfortable as
possible for the people who live in it.
In this scenario we will be catering
entirely to your tastes, likes and
dislikes, and to your needs. But, like
staging, we are professionals and
experts in this area. Our talented
interior design artists can help to turn
your home into that beautiful model home
that you have always wanted and dreamed

Interior
Design Photos
For Vacation Rentals:
Our Interior Design Services are also
available to owners of Vacation Rentals,
who need to either decorate and furnish
for the first time, or who want to
re-decorate and replace existing and
worn out, outdated furnishings.
Let us help to make your rental property
more appealing and profitable through
professional design.
We currently do not have Interior Design
Packages or set fees for this service,
due to the high degree of
individualization required when we do
this kind of work. Generally,
though, you can expect that costs for
this work will be similar to, or
possibly even a little higher than for
home staging because it requires a
deeper level of involvement and usually
more time.

SHOPPING:
In addition to our other services, we
also offer personalized shopping
services. This is already included
in our Staging Packages and will be
incorporated into our custom quotes for
Interior Design projects. We do,
however, offer this as a
stand alone service too.

OPEN HOUSE PREPARATION:
"First Impressions" are literally
EVERYTHING in staging. When a
potential buyer arrives, their initial
impression, their feelings and their
opinion about your property are all
pretty much sit in stone within only a
few short seconds! Staging is as
much a science as it is an art form, and
after all of the staging work is done,
things need to remain the same or the
effect can be totally destroyed.
But, unfortunately, the reality is that
as time passes, things have a way of
changing. Nothing stays the same
without a little tweaking from time to
time. People come and go,
furniture and accessories get moved
around, bathrooms get used and need to
be checked - there are a ton of little

opened up just the right amount, we'll
make sure that "key" lights are turned
on and adjusted properly, we'll make
sure that all the furniture in its
proper place, we'll stock our goodie
baskets with fresh treats for your
guests, we'll make sure the welcome mat
is still at your front door, and yes, we
will even make sure the bathrooms are
clean! Bottom line is - we will
take care of everything and make sure
that your home remains fully and
properly staged. It does cost a
little additional money, but this
service will more than pay for itself as
it carry's your staging investment full
circle and it insures that you can rest
easy, knowing that everything is just
right and taken care of properly.

STAGING:
(Vacant Homes Only)
This is the least expensive way to have
your home professionally staged if you
are on a tight budget but need to grab
that extra edge to make your home sell
faster. With this plan we will
come out to your home and professionally
photograph it inside and out.
After the photographs are taken, we will
add in beautifully appointed accessories
and furniture. The photographs
will have that "real world look" -
making your home look as if it were
staged in the real, physical world.
Your new "Virtual Staging Photographs"
can be used for marketing to help sell
your home faster. You can add them to
your MLS, to brochures, to websites, or
to anywhere you like. You can even
email the pictures to potential buyers.
If you don't like the first version, we
will provide you with up to 2 revisions.

video equipment. We also put your video online,

adjustments as might be needed.
